Construction has begun on the $69 million conversion of Traders on Grand, a 21-story downtown landmark with plenty of new amenity stories to tell.
Aaron Mesmer of Block Real Estate Services, which is co-developing the project with Sunflower Development Group, said the crowning amenity will be a rooftop pool and cabana area — a first among downtown Kansas City skyscrapers.
Completed in 1962, Traders on Grand was, at the time, the first new downtown skyscraper built since the 1930s. When it opened, Traders Bank occupied the first four floors at 1125 Grand Blvd.
One vestige of the bank — the drive-through — will remain as part of the new project, which will include 202 market-rate apartments over 11,000 square feet of commercial space, Mesmer said.
“On the rooftop of the drive-through space, there will be a pet park,” he said, “and then we’ll maintain the actual drive-through for a commercial tenant like a bank or coffee shop. We’ve had a lot of interest from both of those types of users.”
Titan Built LLC is the general contractor for the project, which is being designed by Helix Architecture + Design.
Mesmer said Helix is creating a James Bond-era theme that will pay homage to the building’s original mid-century modern architecture while providing a sleek, cutting-edge look.
